Questions about villa prices
How much does a Caribbean villa cost per week?
Our panel’s median seven-night total runs from $23,170 in the cheapest week we quoted to $53,561 in the dearest, with fees and taxes included. Island and size move it more than the season does. The table by time of year has the five islands with enough quoted homes.
What taxes and fees apply to a villa rental?
It depends on the island and the company. In our quotes, the median addition ranged from 12.5% of the rent in Barbados to 36.8% in the Cayman Islands. Compare totals, because two homes with the same nightly rate can end up far apart.
When is the cheapest time to rent?
In our panel, the median week stays between $23,170 and $24,400 from May to November and again in early December. That stretch overlaps with hurricane season, and our hurricane odds by island show how much that matters where you’re going.
Do these prices come from bookings?
No. They are published rates and quotes, not what guests paid. Companies can offer discounts, and we can’t see those.
Method and limits
- The catalog holds 754 whole homes with three bedrooms or more and a lowest rate of at least $750 a night, from Top Villas (703) and Villas of Distinction (51).
- The quote panel is a random draw of up to 80 homes per destination from Top Villas. 369 homes returned at least one quote, and 323 returned all 14 weeks. Quotes come from the rate box on each listing.
- A home with a longer minimum stay can’t always be booked for seven nights, and its figure is the rate for those nights.
- Rates are published prices. Booked homes still count, because a booked home keeps its rate.
- Any cell built from fewer than 5 homes is left out, so no number points at one house.
- Two companies are a sample of the market. Agencies that block automated reading or forbid it in their terms are not in it.
