Jamaica villas by area

Jamaica is large enough for the airport to matter, so pick the coast first and then check the drive.

  1. Montego Bay: the shortest transfer

Half of the island’s villa guests stayed in this area in 2024. Rose Hall and Ironshore lie east of town, 10 to 15 minutes from Sangster.

Repairs continue after Hurricane Melissa: 25 of the 38 properties on the tourist board’s list were open on October 30, 2026, and 10 more have dates.

    Homes here: Tranquillity and others

  2. Hanover: Round Hill and Tryall

Two villa communities west of the airport, 21 and 26 minutes away. The tourist board lists both as open.

  3. Ocho Rios and the north coast

Waterfalls and rivers around Ocho Rios, with quieter bays to the west at Discovery Bay and Runaway Bay. Ian Fleming International is 21 minutes from Ocho Rios.

Homes here: Happy Hour and others

  4. Negril: seven miles of sand

The island’s westernmost town, with a beach of about 7 miles and cliffs at the West End. Sangster is about 90 minutes away.

  5. South Coast: Treasure Beach and Bluefields

Treasure Beach has about 6 miles of coral-colored and dark sand. Hurricane Melissa hit this coast hard, and recovery has been slower here: 10 of 13 listed properties were open on October 30, 2026.

Homes here: Out of the Blue on the Beach

  6. Port Antonio: coves under the mountains

Quiet coves on the northeast coast, where about 7% of visitors stay in a villa, the highest share on the island. Ian Fleming is just under 2 hours away.

  7. Kingston and the Blue Mountains

A city and cool hills, with few villas: the tourist board counted 44 villa guests in 2024. It works best as a second base.

Where to stay in Jamaica

Why Jamaica

Short transfers

Rose Hall is about 11 minutes from Sangster by road, and Tryall about 26. The northwest coast has the shortest rides on the island.

Mountains behind the coast

Blue Mountain Peak reaches 7,402 ft (2,256 m), the highest point on the island, and the hills above Kingston stay cooler than the coast.

A week in one house

Villa guests stayed 7.9 nights on average in 2024, against 6.0 for hotel guests, according to the Jamaica Tourist Board.

Local tips for Jamaica

  1. Fill in the C5 form before you fly. It’s free, every traveler needs one, children included, and you can send it up to 30 days ahead. Skip any site that asks for a fee.
  2. Choose the airport by the house. Port Antonio is about 4 hours by road from Montego Bay, and just under 2 from Ian Fleming.
  3. Ask the company about the road to the house. Some roads used by visitors still need repairs after Hurricane Melissa, according to the Jamaica Hotel and Tourist Association.
  4. Bring your US license. It works for up to three months per visit, so you don’t need an international permit.
  5. Ask what the rate leaves out. Ask whether groceries, cooking and staff tips come on top of the rent.

What to know before your trip to Jamaica

Getting to Jamaica

Sangster International in Montego Bay is the main gateway, and the tourist board calls it the most convenient for Ocho Rios and Negril. Kingston suits the east of the island, and Ian Fleming, near Ocho Rios, handles private and commercial flights.

Entry requirements

US citizens need a passport valid on entry and exit, plus a return or onward ticket. No visa is needed for stays of up to 90 days. Every traveler also completes the online C5 form.

Getting around

Traffic drives on the left. The limit is 30 mph (50 km/h) in built-up areas and 50 mph (80 km/h) on highways, and you need to be 25 to rent a car.

Money and tax

The Jamaican dollar is the currency, and most ATMs take international cards. Villas charge a room tax of US$1 per occupied room per night. GCT on tourism services is 10%. GCT on short-term rentals is due to start on April 1, 2027.

Power and water

The island runs on 110 volts at 50 Hz with flat two-pin plugs, the same shape as in the US. The tourist board says tap water is safe to drink.

Hurricane Melissa

Melissa came ashore in Westmoreland on October 28, 2025, and the worst damage ran across the western parishes, up to St. James and Hanover. All three international airports are running, and on October 30, 2026 the tourist board listed 143 of 165 properties as open.

Recovery varies by house, so confirm with the company named on the listing that the house is back in service.

Jamaica villas: questions

Short answers here; each house lists its own rules and minimum stays.

What does a stay in a Jamaica villa cost?

On this site, stays start from $6,634 for 7 nights, May 8 to 15, 2027, fees and taxes included. Totals on this page are each company’s quote, with its fees and taxes. Optional extras are on top, and each listing shows them.

Are the beaches in Jamaica private?

In part. The strip between high and low water belongs to the Crown, and the land behind it can be private. Guests at a rented house use that strip under a license held by the landlord, so ask the company named on the listing.

Is staff included with a Jamaica villa?

Often, though it depends on the house. Each listing separates what’s included from what you can request.

Does a Jamaica villa need a license?

Yes. A house let to guests needs a Jamaica Tourist Board license, which TPDCo processes. Ask the company named on the listing for it.

Should I rent a car in Jamaica?

It depends on the house. Rose Hall is a short ride from the airport, while Port Antonio is hours away by road. If you’d rather not drive on the left, ask the company about a driver.

Are villas open after Hurricane Melissa?

Many are, and recovery varies by area. Check with the company named on the listing before you book.

What happens during hurricane season?

The Atlantic season runs from June 1 to November 30. Cancellation terms belong to the company you book with, and each listing shows them before you book.
