Where to stay in Jamaica
Half of Jamaica’s villa guests stayed around Montego Bay in 2024, and nearly three in ten around Ocho Rios. Start with those two for the widest choice of houses. Pick Negril for one long beach and Port Antonio for quiet coves.
Montego Bay has the shortest transfer: Rose Hall is 11 minutes from Sangster, and Round Hill and Tryall reopened in December 2025 after Hurricane Melissa. The south coast is recovering more slowly, so ask the company named on the listing whether the house and its road are back in service before you pay a deposit.

Best area to stay in Jamaica, by trip
For families with young children: Discovery Bay
The bay is sheltered, and Sangster is about 67 minutes away. Puerto Seco Beach sits on its shore.
For couples: Negril’s West End
The cliffs are the calmer end of Negril, away from the beach strip, and they face the sunset. Swimming here means ladders into deep water.
For large groups: Montego Bay or Ocho Rios
About four in five villa guests stayed in these two areas in 2024, so look there first for six bedrooms or more.
For one long beach: Negril
Despite the Seven Mile name, the beach runs about 4 miles (6.5 km). Villas are the smaller market here: about 86% of Negril’s visitors stayed in hotels in 2024, and Negril’s 9,800 villa guests were about a quarter of Montego Bay’s count. If a house on the sand matters, ask the company which of its homes sit on the beach itself.
For a short transfer: Rose Hall or Hanover
Rose Hall is 11 to 15 minutes from Sangster, Round Hill 21 and Tryall 26. If your flight lands late, these are the easy choices.
For a first visit: two bases
Distances are longer than the map suggests. Montego Bay to Port Antonio is about 123 miles (198 km), or 4 hours by road. Villa guests averaged 7.9 nights in 2024, enough for one week on the north coast or for two bases close together.
Montego Bay
Here Montego Bay means the coast from Round Hill and Tryall in Hanover to Falmouth in Trelawny. About 51% of US villa guests stayed in the tourist board’s Montego Bay area in 2024, more than in the rest of Jamaica put together.
The two villa estates west of the airport were back within seven weeks of Hurricane Melissa: Round Hill reopened on December 8, 2025, and Tryall on December 13, 2025. Choose this area if you want the shortest drive after landing and the widest field of houses.
Rose Hall and Ironshore: east of town
Hotels and houses line this coast. Ironshore is 10 minutes from Sangster by road, and Rose Hall Great House 15.
Round Hill: peninsula in Hanover
Hillside villas of two to six bedrooms sit beside a hotel, 21 minutes west of Sangster. It reopened on December 8, 2025.
Tryall: villas around a club
A villa community near Sandy Bay, 26 minutes west of Sangster. It reopened on December 13, 2025.
Falmouth and Silver Sands: Trelawny
Falmouth is 35 minutes east of Sangster. Silver Sands, a gated estate at Duncans, is 52 minutes, about halfway to Ocho Rios.
Ocho Rios and the north coast
The tourist board’s Ocho Rios area took 23,811 villa guests in 2024, second only to Montego Bay. Pick it if your group wants Dunn’s River Falls on the doorstep, or if you can fly into Ian Fleming and skip the long drive from Sangster.
Ocho Rios: falls and rivers
Dunn’s River Falls is the draw. Ian Fleming International is 21 minutes away, and Sangster about 112.
Oracabessa: next to Ian Fleming
Oracabessa is seven minutes from the airport, east of Ocho Rios, so it makes sense if your flight lands at Ian Fleming.
Discovery Bay: houses on the water
About 67 minutes from Sangster, on a sheltered bay.
Runaway Bay
About 78 minutes from Sangster and 62 from Ian Fleming, so it works with either airport.
Negril
Jamaica’s westernmost town, about 84 minutes from Sangster. It suits a beach week more than a touring base, since most of the sights lie further east.
Most Negril hotels were back by January 2026, according to the Jamaica Information Service.
Seven Mile Beach: on the sand
The long beach runs north of town, and hotels line much of the sand.
West End: on the cliffs
Boutique hotels and villas sit on the rock here, with sunset views from the terrace, about 92 minutes from Sangster.
South Coast
About 6% of the island’s villa guests stayed here in 2024. Hurricane Melissa hit St. Elizabeth and Westmoreland hard, and recovery has been slower than on the north coast.
Before you book, ask the company named on the listing whether the house, its power and its road are back in service. If the answer isn’t a clear yes, look at Montego Bay or Negril, where hotels were back sooner.
Treasure Beach: fishing bays
Fishing bays with dark sand, 119 minutes from Sangster. Jakes held its reopening on December 20, 2025, seven weeks after the storm.
Bluefields: closest to Sangster
About 64 minutes by road, the shortest drive to the south coast.
Port Antonio
About one visitor in 14 stayed in a villa here in 2024, the highest share in Jamaica, though the area is small: 2,315 villa guests in 2024. Choose it if privacy matters more than the transfer.
The town is 111 minutes from Ian Fleming and 146 from Norman Manley. Don’t start from Montego Bay: it’s about 4 hours.
Coves and rivers
Frenchman’s Cove and Reach Falls are the swims to plan around. Portland is Jamaica’s wettest parish, and Port Antonio averages about 64 inches (1,630 mm) of rain a year, so expect showers.
Kingston and the Blue Mountains
The tourist board counted 44 villa guests in Kingston in 2024, against about 197,000 who stayed in private homes, a separate tourist board category from villas. Come for the music and the museums, and treat it as a second base.
New Kingston
It’s 29 minutes from Norman Manley International, with no beach at the door.
Irish Town: cool air above the city
47 minutes from the airport on a mountain road. Blue Mountain Peak, the island’s highest point, reaches 7,402 ft (2,256 m).
How to check a Jamaica villa is licensed
Jamaican law requires a Jamaica Tourist Board license for any furnished house of two or more bedrooms let to guests. It’s called a resort cottage license, and TPDCo processes it.
Ask the company named on the listing for the license before you pay a deposit. If you want to confirm it, TPDCo’s Licence Processing Unit holds the records.
Do you need a car in Jamaica?
For most villas, a car or a driver. Traffic keeps to the left, and roads are slow: Sangster to Ocho Rios is about 60 miles (97 km) and nearly 2 hours.
If you’d rather not drive after a long flight, ask the company named on the listing what a driver costs for the airport run.
