Barbados villas by area

The West Coast has most of the villas, on the calm Caribbean side. The South Coast puts you closer to restaurants, and the Atlantic side is for surf.

  1. Paynes Bay and Sandy Lane: the southern West Coast

Both are about 26 minutes from the airport by road. Sandy Lane adds golf courses and a villa estate behind the beach.

Homes here: Seaclusion St James and others

  2. Holetown: town and marine reserve

Restaurants and shops sit close to the beach, and the Folkestone Marine Reserve starts just north of town.

Homes here: Villa Tamarindo and others

  3. Royal Westmoreland, Sugar Hill and Apes Hill: high ground

Golf estates fill the hills behind the coast. Apes Hill stands about 1,000 ft (300 m) up, and Royal Westmoreland has a beach club at Mullins.

Homes here: Royal Westmoreland - Wild Cane Ridge 2 and others

  4. Mullins and Speightstown: the northern West Coast

Mullins Beach and Speightstown sit 37 to 38 minutes from the airport. Port St. Charles, a little farther on, has marina homes on the lagoon or the beach.

Homes here: The Great House and others

  5. South Coast: Hastings to Silver Sands

This coast has reef-protected beaches and the island’s busiest stretch of hotels, 9 to 14 minutes from the airport. Silver Sands is the kitesurfing end.

Homes here: Emily House and others

  6. Crane and Bathsheba: the Atlantic side

Crane Beach, in St. Philip, has pink sand and cliffs about 11 minutes from the airport. Bathsheba, in St. Joseph, faces the big surf, about 29 minutes away.

Where to stay in Barbados

Why Barbados

Two seas, 25 minutes apart

Holetown to Bathsheba is about 12 miles (19 km), or 25 minutes by car. One side sits on the calm Caribbean, and the other takes the Atlantic swell.

A long runway

Grantley Adams has an 11,000 ft (3,350 m) runway and operates 24 hours a day, so long-haul flights land on the island.

English and US dollars

English is the language here, and US dollars are accepted across the island.

Local tips for Barbados

  1. Fill in the online Immigration and Customs Form before you land. It opens 72 hours before arrival, and you show the receipt at the airport.
  2. Get your driving permit when you collect the car. Rental agencies issue it for BDS$10 (about US$5), and it lasts two months.
  3. Agree on the taxi fare before you get in. Taxis have no meters, and a van for extra luggage costs one and a half times the normal rate.
  4. Booking on the Atlantic side? Look at recent photos of the beach first. The national coastal plan calls sargassum a major issue along that coast.
  5. Bringing grandchildren? A child under 18 who arrives without a parent needs a consent letter from a parent, signed by a notary.

What to know before your trip to Barbados

Grantley Adams International (BGI) is the island’s only airport, on the southeast side. The West Coast beaches are about half an hour away by road.

Entry requirements

You need a passport valid for the whole trip and a return ticket. Immigration can also ask for the address where you’re staying and proof you can support yourself. US citizens don’t need a visa for stays of up to six months.

Getting around

You drive on the left, with a visitor’s permit and your home license. Seatbelts are compulsory. The airport publishes its taxi fares in Barbados dollars.

Money and tax

The Barbados dollar is pegged at about BDS$2 to US$1, and US dollars work across the island. Short-term rentals carry a 10% Shared Economy Levy on the rent, and each company’s quote shows the taxes it adds.

Power and water

The island runs on 115/230 volts at 50 Hz, with flat-blade plugs, so US appliances work without a converter. Tap water is safe to drink.

When to go

Daytime highs average about 86 °F (30 °C), and the sea stays between 79 and 84 °F (26 and 29 °C).

Barbados villas: questions

Short answers here; each house lists its own rules and minimum stays.

What does a stay in a Barbados villa cost?

On this site, stays start from $12,206 for 7 nights, May 8 to 15, 2027, fees and taxes included. Totals on this page are each company’s quote, with its fees and taxes. Optional staff and extras are on top, and each listing shows them.

Are the beaches in Barbados private?

No. The tourism board says all beaches in Barbados are open to the public, so a beachfront house gives you a way onto the sand, and other people can still walk along it.

Do Barbados villas come with staff?

It depends on the house. Each listing separates what’s included from what you can request.

Is there a tax on villa rentals in Barbados?

Short-term rentals carry a 10% Shared Economy Levy on the rent. Each total shown on Gladori is the company’s quote, so it shows the taxes that company adds.

Should I rent a car in Barbados?

Outside the South Coast, usually yes. Shops and dinner are a drive away from the estates, and the South Coast is the easiest area to manage without one.

What happens during hurricane season?

The Atlantic season runs from June 1 to November 30. Cancellation terms belong to the company you book with, and each listing shows them before you book.
