Method and limits

  • The sample is a random draw of up to 80 homes per island from Top Villas, 368 in all. Quotes were read on 31 Oct 2026, seven weeks before Christmas week.
  • We asked for the same 7 nights in three weeks: Dec 19 to 26, 2026, Dec 26, 2026 to Jan 2, 2027 and Jan 16 to 23, 2027. 338 homes returned both Christmas and January, and the index rests on those.
  • The index is the median of each home’s holiday rent divided by its own January rent, so a large house and a small one count the same way.
  • Booked homes stay in the prices, because a booked home keeps its published rate. "Taken" means the dates were not free on the day we asked.
  • 55% of the homes ask for more than seven nights at Christmas. For those homes, the figure is the rate for seven nights, and the full stay costs more.
  • One agency is a sample of the market, and rates are published prices, not what guests paid.
